Have you been to Cedar Hills, Utah?

Have you had the chance to visit the wonderful Cedar Hills here in UT?

I love Cedar Hills, it’s a great city! They’ve set it up beautifully with a park in the middle. If you’re looking for somewhere to live, the Cedars area is a wonderful development.

Cedar Hills city covers a large area; it goes from the north end near Timpanogos Highway and it continues along the Bonneville shoreline about to the area where it meets Pleasant Grove. It follows Murdock Canal and goes on down to 4800 West where the Cedar Hills Walmart is.

Once Canyon Road is finished it will be so convenient and nice to live in this area.
Cedar Hills has multiple neighborhoods that provide a lot of different living scenarios available to meet your specific desires.

There’s a beautiful area near the golf course and many of the homes have such gorgeous views as you stretch to the outside of the Cedars. There are also a lot of family-oriented communities with some larger second homes.

There’s some great retail in the area as well as places to explore through Timpanogos Highway and American Fork Canyon.

Why I Would Love to Live in Midway, UT

If you are looking for a contemporary home in a gorgeous location, there are so many options for you in Midway, Utah. What’s your favorite thing about Utah?


Here are a few of my favorites things about Midway, Utah:

1. Midway Ice Castles. 

During the winter there are beautiful ice castles that people from all over come to see. It’s a true winter wonderland. 


2. Swiss Days!

3. Place to Escape

Midway is the perfect escape. You can feel in the middle of nowhere, yet still be close to Salt Lake City, Park City and Provo. There is an endless variety of options in and around the area.

10 Years of Building in Victory Ranch, UT

Have you been to Jordanelle Ridge? It is just gorgeous. Check out this video I recorded in May 2018 to see what the area looked like then!

I had an interesting conversation with a nice man while in Victory Ranch the morning I recorded this video. He said last year they did 40 homes in Victory Ranch development. They build custom homes everywhere across the area.

In fact, this gentleman did the estimating on some homes up in Sun Valley recently. He said, “We have a good 10 years of building to catch up to our demand, to get the inventory to catch up to demand.” It was so fascinating to hear how busy they are!

The view of Heber Valley featured in the video is beautiful. The views of the Reservoir and Mount Timpanogos are just amazing. I have a client coming in tomorrow from California just to come look at Victory Ranch and the amazing views & do some home shopping.

A few other areas to consider are Red Ledges down in Heber and the Crossings. There are so many things happening in all of Wasatch County for those interested in Real Estate.

In fact, there’s a lot of Real Estate opportunities in all of Utah. I was in West Valley with a client two weeks ago and there’s a lot happening there as well. You might tend to think of Salt Lake Valley as being built out, but there’s still areas that are still growing!

What to Consider Before You Make Your Property a Vacation Rental, VRBO, Airbnb

Are you considering whether or not to rent out your home?? One of the biggest decisions you need to make is considering property management.

As a realtor, a very common question perspective home buyers ask me is in relation to their options for short-term rentals. “Can I have my own property management take care of the property or do I have to use a designated management company?”

People wonder whether their condo, townhome complex or even the property HOA will allow your own property management with short term rentals. This is something you should also consider!

If you can use your own property management, that’s what I would suggest. Here are two reasons why

1. More Money
2. More Control 

More Money
For the income, you’re going to make more money, in fact, this is the primary reason why I would manage your own rental property.

More Control
You know what is going on. You are in control of what is going on. You are in charge.

What using your own property management might look like…

So if you do have a property and are considering short term rental, here is how one of my former clients does it!

This client does all of his rentals through VRBO. He has hired a couple to take care of the cleaning and maintenance of the place. If there is an issue with the renters they will call him directly, but then he gets a hold of his maintenance team who is on call to go unplug the toilet or whatever.

He gets all of the requests for the dates to rent, so he manages all of that. He also makes sure that they get the key to the renters.

However, as far as the money goes, he says he expects and he has gotten between 10-12% on his money and so that’s a pretty good return.

Using the property’s management company….

Now like with the lodges here at Deer Valley where you don’t have a choice, if you’re going to rent your place you have to let it go into the rental pool. The management company will just take care of it all, you don’t even know when it’s rented. I guess you could find out, but they take care of coordinating the rental, they take care of taking care of the people, the concierge. You know what your income is on that. (The split on The Lodge’s is 53% goes to the owner)

So anyway, to put it simply those are your two choices.

If you can use your own property management company then you’ll put more time into it, but you’ll net more money. 

If there is an on-site or a designated property management company then you’ll save time, you won’t have to deal with everything, but you won’t get as much income.
