Park City Views and 2019 Trending Paint Colors

Hey everyone, I’m in Park City enjoying these views today! If you a take a look at the video, you’ll see how beautiful it is, and what a wonderful place Park City is to live!

I got to spend some time today in a home in the April Mountain subdivision in Park City. Just below this area is old town Park City. There are gorgeous views of the ski resort here, making this such a beautiful location. 


I want to talk to you about home color trends for 2019. 
Just a few months ago I met with a number of realtors and paint company representatives.

They talked about what home colors will be trending in 2019. It was interesting, because many of the colors they mentioned included the schematics of different gray shades. 

In a recent article written by Decor Aid, two of their top ten 2019 paint colors were different tones of gray. 
Lilac Gray: For those looking for a warm and minimalist feel in their home, they suggest using this color. I personally love the pairing of light blues and yellows along with this light gray tone as shown in the picture below.

Pewter: This paint shade is extremely versatile. Decor Aid suggests to “take pewter paint color ideas throughout your home rather than just one room as it’s one shade that works with everything, everywhere.” This dark shade gives great contrast in rooms and can be used on the walls along with furniture, throw pillows and art. Paired with white it adds dimension and warmth.

Black cabinets, black counter tops with a white backsplash and white walls are also predicted to be popular. 

The home I saw in Park City today was gorgeous! There are many similar homes in the area that are currently listed if you’d like to walk through them with me.

Appraisals & Views

Hey, everyone, hope you’re having a great evening. I wanted to take a minute and just share some thoughts about some appraisal situations. I also wanted to share with you this view here. This is one of the best views you’ll ever see anywhere, I just love this. Could Midway, UT be any more beautiful?

A recent situation has urged me to share with you a couple things you need to know specifically as a buyer (somewhat as a seller) about appraisals.

As a buyer, you need to get the appraisal; the lender is going to order the appraisal, the appraisal will come in. You need to know that you have a right to that appraisal. There was a law passed in 2010; the Equal Credit Opportunity Act and that law said that the lender is obligated to give you, the buyer, a copy of the appraisal. And they’re supposed to give it to you promptly after they receive it or within three days of closing, whichever one is earlier.

Now why should you make sure you get that appraisal? You’re going through the lending process and need to make sure you have the correct value of that property. Look and review what the comparables were and what was used in some of the properties.

This is an instance where having a Realtor will become beneficial to you. Your realtor will start working with the seller’s agent because that agent is going to know the specific area. They’ll know what comparables they looked at when they originally priced the home. This is critical because sometimes you’ll get a comparable of a home that’s the same acreage, same square footage, but it may have been distressed or have a problem. The listing agent is probably going to know all of these details.

So make sure you get that appraisal! Your lender not only is obligated to give you the appraisal but any additional paperwork, any reviews…anything else that he’s using to get your loan put together or that the appraiser used to come up with the appraisal of the property.

It is critical that you know this! Take the opportunity to work with your lender, let him know as soon as the appraisal comes in: “Give me a copy of the appraisal. I want to review it, I want to make sure that I’m getting some good value in my property.”

Heber City Views – Jordanelle Ridge

Hey everyone, hope you’ve had a good New Year’s and your year is starting out well. Just wanted to give you some information about an area that I haven’t been over to for a few months, and have a client from out of state that wanted some information on – Jordanelle Ridge; a development just off of Highway 40 on your way to Park City, north end of Heber. 
Anyway, it’s a great development and one of the things my client was asking, he says, I want a place with a view and in Heber there’s not a lot of areas with views, I mean there are some areas, but anyway this is one of the best. This area had nine homes and two town-homes that sold last year. They currently only have two town-homes and two single-family homes that are for sale right now, but you can see this view. This is the little clubhouse and swimming pool that they have, and you can see the the view of Timpanogos over there. 
You know it’s like I say, it’s one of the few areas, and not every home in the the development has a perfect view, but it has somewhat of a view. In fact let me just show you,  here’s the other view, you’re looking up towards Deer Valley and then you can see up here they’re starting the next phase of this Jordanelle Ridge. Not sure how soon they’re going to be having homes ready for sale or lots for sale. 
But anyway if you’re interested, you’re close to Park City, you can jump right on here you can be over to the gondola and up into Deer Valley really easily, you can head up to Kamas this way, up to Victory ranch, you’re close to Heber and Midway. It is a really great development. 
So if you’re interested and want to check it out give me a call, I’ll let you know what’s available. I’m sure there’s going to be a few more things coming available just because they still have some fifty or sixty townhomes when the things complete. I can’t remember exactly how many are complete to this point.

Mount Pleasant Views

Hello, I am in Mount Pleasant and had to just take a minute and do my Facebook Live here today.
A couple years ago I had a client that was looking in Wasatch County, had some specifics, sorry, I’ve been hiking a little bit here, but had some criteria; looking for property in Wasatch County with some acreage, anyway, long story short we ended up in Fairview, just up the road from here and this valley, and I hadn’t been here for years until I got my license and had a client buy down this way. 
This valley is gorgeous! It is one of the neatest places and so if you’re looking for property and you’re up in Wasatch or Summit County and you’re not finding what you want, come down and look in Mount Pleasant, Fairview, Milburn, it is just a neat, neat place.
I know my client, who ended up buying just a little north of here, like I said in Fairview, but he drives to Draper everyday to work and he said that it’s like 10 minutes further than if you were living in Wasatch County.
Anyway, just wanted to share this view with you and my little Facebook time and just enjoy. This is such a neat, neat place.

Wasatch Back Views from Timber Lakes

Hey everyone, hope you’re having a great weekend. I am up at Timber Lakes, I’ve been up here before and done some Facebook lives, and I love it up here, and I just need to show you this view of the Wasatch back and Timpanogos this is amazing.
Timber Lakes is such a neat development. It’s a gated community if you’re not familiar, it’s on the east side of Heber City. Anyway, I’m up here looking at a few parcels and just wanted to share a little bit of information about real estate up here.
There are 36 parcels currently for sale through Realtors. In the last six months 26 parcels have sold. So Timber Lakes hasn’t moved a whole lot of properties that fast for a while, at least as far as I’ve known, but right now there’s quite a few homes being built here, it’s just a great place. 
So if you’re interested this side of Timber Lakes, I call it my cell phone side and the other side is my non-cellphone side because I don’t have reception on the other side. So you have the view of the valley, you don’t have the the quakies and pines here like you do on the other side but there’s lakes on
the other side again you got the views of Heber on this side. 
There are so many different options here in Timber Lakes that if you’re interested at all let me know, I’d love to help you out and tell you what’s available, whether it’s a parcel that you can build your own place on, or existing homes, there’s a number of existing homes, and they range from, I think the smallest I’ve seen was 1,300 sq. ft. up to 5-6,000 sq. ft.
