Appraisals & Views

Hey, everyone, hope you’re having a great evening. I wanted to take a minute and just share some thoughts about some appraisal situations. I also wanted to share with you this view here. This is one of the best views you’ll ever see anywhere, I just love this. Could Midway, UT be any more beautiful?

A recent situation has urged me to share with you a couple things you need to know specifically as a buyer (somewhat as a seller) about appraisals.

As a buyer, you need to get the appraisal; the lender is going to order the appraisal, the appraisal will come in. You need to know that you have a right to that appraisal. There was a law passed in 2010; the Equal Credit Opportunity Act and that law said that the lender is obligated to give you, the buyer, a copy of the appraisal. And they’re supposed to give it to you promptly after they receive it or within three days of closing, whichever one is earlier.

Now why should you make sure you get that appraisal? You’re going through the lending process and need to make sure you have the correct value of that property. Look and review what the comparables were and what was used in some of the properties.

This is an instance where having a Realtor will become beneficial to you. Your realtor will start working with the seller’s agent because that agent is going to know the specific area. They’ll know what comparables they looked at when they originally priced the home. This is critical because sometimes you’ll get a comparable of a home that’s the same acreage, same square footage, but it may have been distressed or have a problem. The listing agent is probably going to know all of these details.

So make sure you get that appraisal! Your lender not only is obligated to give you the appraisal but any additional paperwork, any reviews…anything else that he’s using to get your loan put together or that the appraiser used to come up with the appraisal of the property.

It is critical that you know this! Take the opportunity to work with your lender, let him know as soon as the appraisal comes in: “Give me a copy of the appraisal. I want to review it, I want to make sure that I’m getting some good value in my property.”

SLC Crown Burger and Development

Hey everyone, I am in Salt Lake City today. I don’t get to come up here very often now that I’m in Real Estate and not construction and stay in the Wasatch Back more. I just had lunch at Crown Burger on North Temple. And if you’ve never had lunch at Crown Burger you’ve got to put that on your bucket list, it is great food; their pastrami on their Crown Burger is so good. But I just wanted to point out a couple things, it is fun to see what is happening in Salt Lake. 
As I looked across from Crown Burger there use to be a hotel that was called Temple Inn and they demolished it last year. You can see it right there and they are building a new multi-unit residential building. It will have 240 units in it and has a couple floors of parking. So it’s exciting to see that they’ve got some housing going in here. 
I know that Salt Lake passed some changes to their zoning around their transit areas so that they encourage more restaurants and cafes and shops on the ground level. I don’t know if this will have it, but it’s exciting to see. But this is close to the Triad Center, close to the Gateway. You can see right down here, that old building with the water tower-the red building-the Salt Lake Hardware Building, that is the coolest building. 
Years ago, back in the early 90’s I had an opportunity to go in there before they started doing some remodeling. And the building was built in the early 1900’s and at the time it had like some 5 acres of floor space. It was the biggest warehouse type building west of Chicago I think is what I heard. Anyway, I think it was Gastronomi who bought the building and did a lot of restoration on it. It’s a really neat building and now they’ve got some other residential and Class-A office space over there by the hardware building. 
Anyway, fun to be in Salt Lake, I’m glad we don’t have the inversion, nice to have some beautiful snow. But I do like living in the Wasatch Back, so if you’re in Salt Lake and you want a second home or a home in the Wasatch Back, get a hold of me, I’d love to help you find a place up there. Remodel Spaces! Built-in Bunk Beds

Bunk Beds: Get prepped for the Holidays!

Have you seen built-in bunk beds??
I’m in Midway with a client here from California. They recently purchased their second home and are excited for their large family to come visit!
When they bought this home they talked about doing some remodeling in order to fit so many people more comfortably. There is a large bedroom so they came up with a crafty way to put a lot of bunk beds in – I just have to show you this!
So with this bunk bed project, they now have room to sleep TEN!

 They’ve got six single beds and then two on the end of the room are double size beds. Completing this project has made it such a nice room!
A lot of people, especially when they have a second home, vacation home or frequent family reunions could really use something like this! Many of us in this situation have wondered, “How can we get more people to sleep comfortably here? We’re going to have family coming over and we have grandchildren…how are they all going to fit? 
MAKE A BUNK ROOM!
This is a wonderful example of just how you could make your own home more comfortable for your loved ones!

Heber City Views – Jordanelle Ridge

Hey everyone, hope you’ve had a good New Year’s and your year is starting out well. Just wanted to give you some information about an area that I haven’t been over to for a few months, and have a client from out of state that wanted some information on – Jordanelle Ridge; a development just off of Highway 40 on your way to Park City, north end of Heber. 
Anyway, it’s a great development and one of the things my client was asking, he says, I want a place with a view and in Heber there’s not a lot of areas with views, I mean there are some areas, but anyway this is one of the best. This area had nine homes and two town-homes that sold last year. They currently only have two town-homes and two single-family homes that are for sale right now, but you can see this view. This is the little clubhouse and swimming pool that they have, and you can see the the view of Timpanogos over there. 
You know it’s like I say, it’s one of the few areas, and not every home in the the development has a perfect view, but it has somewhat of a view. In fact let me just show you,  here’s the other view, you’re looking up towards Deer Valley and then you can see up here they’re starting the next phase of this Jordanelle Ridge. Not sure how soon they’re going to be having homes ready for sale or lots for sale. 
But anyway if you’re interested, you’re close to Park City, you can jump right on here you can be over to the gondola and up into Deer Valley really easily, you can head up to Kamas this way, up to Victory ranch, you’re close to Heber and Midway. It is a really great development.

I’m sure there’s going to be a few more things coming available just because they still have some fifty or sixty townhomes when the things complete. I can’t remember exactly how many are complete to this point.

Start With Your Designer

Hey everyone, I’m in Red Ledges today and I have Sean Dixon with Ascend Design and Development. Anyway, I just wanted to take a second to introduce you to him because I often talk to clients about getting in the design phase with their architect and just from the beginning, do your design and get your all your finishes.

Anyway just a couple comments if you would, I mean we can’t go through everything you’ve been showing me for about the last twenty minutes. If anybody’s gonna be OCD this is the guy you want to be OCD. Just sell yourself for a minute if you would, so that my clients and people I contact can have an idea of what you can do for them. You’re located down in the valley, but you’re working a lot up here? Correct. And you said also in California?

Yeah, well clients in California, but the main thing that I kind of offer to a lot of people is a high attention to detail with the knowledge of construction. So that I can dictate to the subcontractors how to bring things together in a very precise manner. And then by being involved throughout the process, I can ensure that the house has a very congruent and consistent kind of theme and feel. Precision is my big thing, I mean a lot of people talk about details, but I do details with absolute precision. So I obsess over all kinds of things, not just what light fixture, but the direction the light fixture is installed or you know the little bolts up on the ceiling, are they lining up correctly, and all kinds of little details for example.

Well, the triple membrane on the deck and the elevation of the spigots. Let me just show for example, okay, we’ve got these light fixtures on the floor right here. Those were the light fixtures that were above this bar right here. And Shawn was looking at how the light was reflecting up and he didn’t like how that light was reflecting up and so he got new light fixtures.

So not everybody’s going to be into detail this much, but whether you want your home to be detailed, I mean from beginning to end, from top to bottom, somebody like Shawn is who you need to get a hold of. Even if it’s just to design a part of the home and say, “Hey we want our kitchen and dining area to be at this level.” I mean really, they need to get with you from the beginning and say okay this is what we want, and then get with the architect and go from there.

Right, yeah and if you have an architect great and if not I’ve got some really good ones that I work really well with, so we can work together. And a lot of Architects will charge additional fees to do on-site visits to make sure things are going together, but some of them I partner with don’t do that because they trust that I’ll be there making sure things go together the way that they should go together.
