10 Years of Building in Victory Ranch, UT

Have you been to Jordanelle Ridge? It is just gorgeous. Check out this video I recorded in May 2018 to see what the area looked like then!

I had an interesting conversation with a nice man while in Victory Ranch the morning I recorded this video. He said last year they did 40 homes in Victory Ranch development. They build custom homes everywhere across the area.

In fact, this gentleman did the estimating on some homes up in Sun Valley recently. He said, “We have a good 10 years of building to catch up to our demand, to get the inventory to catch up to demand.” It was so fascinating to hear how busy they are!

The view of Heber Valley featured in the video is beautiful. The views of the Reservoir and Mount Timpanogos are just amazing. I have a client coming in tomorrow from California just to come look at Victory Ranch and the amazing views & do some home shopping.

A few other areas to consider are Red Ledges down in Heber and the Crossings. There are so many things happening in all of Wasatch County for those interested in Real Estate.

In fact, there’s a lot of Real Estate opportunities in all of Utah. I was in West Valley with a client two weeks ago and there’s a lot happening there as well. You might tend to think of Salt Lake Valley as being built out, but there’s still areas that are still growing!

Prime Home Location in Orem, Utah

Richmond American is building homes in the new Orem Orchards development at 295 S. 400 W. in Orem and they are very nice homes.  It is a great location near the Orem Recreation Center, Orem Elementary, Mountain View High School and a lot of shopping and restaurants.

Wasatch Back Views from Timber Lakes

Hey everyone, hope you’re having a great weekend. I am up at Timber Lakes, I’ve been up here before and done some Facebook lives, and I love it up here, and I just need to show you this view of the Wasatch back and Timpanogos this is amazing.
Timber Lakes is such a neat development. It’s a gated community if you’re not familiar, it’s on the east side of Heber City. Anyway, I’m up here looking at a few parcels and just wanted to share a little bit of information about real estate up here.
There are 36 parcels currently for sale through Realtors. In the last six months 26 parcels have sold. So Timber Lakes hasn’t moved a whole lot of properties that fast for a while, at least as far as I’ve known, but right now there’s quite a few homes being built here, it’s just a great place. 
So if you’re interested this side of Timber Lakes, I call it my cell phone side and the other side is my non-cellphone side because I don’t have reception on the other side. So you have the view of the valley, you don’t have the the quakies and pines here like you do on the other side but there’s lakes on
the other side again you got the views of Heber on this side. 
There are so many different options here in Timber Lakes that if you’re interested at all let me know, I’d love to help you out and tell you what’s available, whether it’s a parcel that you can build your own place on, or existing homes, there’s a number of existing homes, and they range from, I think the smallest I’ve seen was 1,300 sq. ft. up to 5-6,000 sq. ft.

Good morning everyone, I’m at a good friend’s home and they have over 150 LED lights so I wanted to share a little information about lighting.

As you can see these are LED lights and one of the things that people used to worry about is that they are so directional that they wouldn’t provide the flood of light like fluorescents do.

Incandescent lights last about a thousand hours per lightbulb. Fluorescent lighting, which has a little mercury in it, increases about ten times and last about 10,000 hours per light bulb and use 70% less energy.

LED lights, which have been very expensive until the last couple years, range from 20-50,000 hours per bulb and reduce energy consumption another 30-50% from fluorescents.

So think of this when you are looking to build a home, buy a home, or even just change out your lights!

This is a beautiful home here and you can see how good these LED lights look!

Parcel Of Record – Wasatch County

I’m up in Wasatch County today and lots of people want to know if certain parcels are what is called a parcel of record.
Wasatch County calls it a certificate of zoning verification and what it means is that you are able to build a home on the property.
I’m on a two, two-acre parcels that are in a twenty-acre zoning, but because these parcels were subdivided previous to 1965 they are grandfathered in to what the zoning was back in 1965.

So if you’re wondering if you can build on a parcel you need to do some investigation. Typically you’ll get with a title company and do some research on the property; when it was last deeded, when it was last subdivided, and if it was meeting the zoning requirements at the time that deeding took place.

So it’s a $100 to get with the county to get this verification done, if it was before 1965 that it was subdivided its almost always approved. As you get closer to 1970s and 80s it’ll just depend on what happened!
