Get to know Brian Olsen

I love doing real estate, I love helping people through the process. My favorite thing about being a Real Estate agent is meeting the people. It has been great to meet people from all walks of life, from all around the country and it’s always neat to get somebody through a transaction and into a property they want to purchase or out of a property they want to sell.

I once worked with a super neat family. They gave me all their criteria, just had a great meeting with them. They wanted to buy property in Wasatch County and we started looking there and for the budget and what they wanted, you know we just weren’t finding anything and we ended up going a little bit further south in Utah County. Then a little bit further south, and then finally down to Fairview. We found a home and it was just ideal and we got in the home the day it was listed and they ended up just finding a great home. They’ve said a couple times that I did everything right and that everything went perfect.

It really helps when you have somebody that’s as concerned about the process as you are. And that’s what I strive to have is that empathy and that concern that my client has in selling their property or in buying a property.

I’m very thorough some people say to an extreme, to make sure the I’s are dotted and the T’s are crossed. I really strive to communicate. I do what my clients need me to do. I want them to have a successful transaction and so I do feel like I work some overtime. I’ve made offers at ten, eleven o’clock at night, because as the client just stews and stews, okay what are we going to do? How are we going to respond? Finally at ten o’clock they’re saying will you help us do this? We want to get an offer sent in or we want to do something.

My optimism helps me to  look at things a little bit different. I just always feel like there’s a way to get a property sold or to find a property to purchase. There’s a way to find it whether I’m knocking on doors asking people if they’re interested in selling. There’s typically a way to find something for my client either to purchase or to sell a property and so I think my optimism helps me to maybe look outside the box and find a way.

It’s interesting because I love helping people and lots of times they never do become a client of mine. I’m comfortable helping people and it all comes back in the end. I mean what is it the golden rule of life you know, do to others what you would want them to do to you.

So I love being able to be a resource to people, and help them and give them information whether it’s about selling a property, or buying a property, getting water rights, getting an easement.

Real Estate really provides an avenue for me to serve a lot of people I think.

Wasatch Back Views from Timber Lakes

Hey everyone, hope you’re having a great weekend. I am up at Timber Lakes, I’ve been up here before and done some Facebook lives, and I love it up here, and I just need to show you this view of the Wasatch back and Timpanogos this is amazing.
Timber Lakes is such a neat development. It’s a gated community if you’re not familiar, it’s on the east side of Heber City. Anyway, I’m up here looking at a few parcels and just wanted to share a little bit of information about real estate up here.
There are 36 parcels currently for sale through Realtors. In the last six months 26 parcels have sold. So Timber Lakes hasn’t moved a whole lot of properties that fast for a while, at least as far as I’ve known, but right now there’s quite a few homes being built here, it’s just a great place. 
So if you’re interested this side of Timber Lakes, I call it my cell phone side and the other side is my non-cellphone side because I don’t have reception on the other side. So you have the view of the valley, you don’t have the the quakies and pines here like you do on the other side but there’s lakes on
the other side again you got the views of Heber on this side. 
There are so many different options here in Timber Lakes that if you’re interested at all let me know, I’d love to help you out and tell you what’s available, whether it’s a parcel that you can build your own place on, or existing homes, there’s a number of existing homes, and they range from, I think the smallest I’ve seen was 1,300 sq. ft. up to 5-6,000 sq. ft.

Wallsburg Real Estate Update & Market Research

Hey everyone I am in Wallsburg this evening where I try to get before it’s too late, though this evening I got here just after the Sun went down. So anyway but I wanted to share some market information about Wallsburg and if you’re interested in property in Wallsburg give me a call, shoot me a text, or email, I’d love to help you out. 
Anyway Wallsburg, right now there are 15 parcels available in Wallsburg. They range from $90,000 for a 3 acre parcel, 3.9 acre parcel in town, doesn’t have any water, up to 7.9 million for 40 plus acres with a ton of water like around 46 acre feet of water, anyway it’s a ton of water with that one, and a lot in between. There are four homes for sale right now in Wallsburg. So Wallsburg, there’s quite a bit of property for sale here. 
Wanted to share with you also a little bit about the market, because it’s kind of interesting it always amazes me what happens in the market. I have a listing down in Utah County, it’s over $600,000 and we’ve had almost two months and in the last three days we’ve got three offers and it’s just crazy. I have some other properties under $300,000 that are hardly getting shown, so it just goes up and down. 
But anyway the inventory is still very low, we’re year-over-year our inventory is low and so our closed units is down year over year as well. And a lot of people just think the real estate is just booming and there’s a lot of people talking about selling, a lot of buyers out there wanting to purchase property, but the inventory is just not there. So, I mean it’s still an amazing time to buy or sell a lot of areas the prices have come back. But some areas are still struggling a little bit and and they’re still going up and down. 
Anyway if you have a Realtor, if you do some research and work with your Realtor you can find it. You can find property that’s a good buy if you work with your Realtor, and get your property marketed you can sell your property for a good sell. 
So I know I’m tooting my own horn here, but get with a Realtor and next week we have, Coldwell Banker will have some statistics coming out for the month of July and I’ll put those on my blog. Good morning everyone, I’m at a good friend’s home and they have over 150 LED lights so I wanted to share a little information about lighting.

As you can see these are LED lights and one of the things that people used to worry about is that they are so directional that they wouldn’t provide the flood of light like fluorescents do.

Incandescent lights last about a thousand hours per lightbulb. Fluorescent lighting, which has a little mercury in it, increases about ten times and last about 10,000 hours per light bulb and use 70% less energy.

LED lights, which have been very expensive until the last couple years, range from 20-50,000 hours per bulb and reduce energy consumption another 30-50% from fluorescents.

So think of this when you are looking to build a home, buy a home, or even just change out your lights!

Park City Rental Investment

Hey you guys hope you’re having a great Saturday morning. I am in Park City. and just wanted to share a couple thoughts with you.

I’m at a client’s home and I love Park City. it’s such a great place and I have a number of clients that are looking for investment properties and so I want to share a couple things to think about as you’re looking for investment properties.

My clients home is a fairly large home and one of the things to think about is that various HOAs and places here in Park City.won’t allow overnight rentals, and so what are you looking for you’re looking to rent the property nightly or do you just want a long-term renter a couple things to think about that way.

The second thing is everybody knows that the ski season, Sundance Film Festival times, those you can rent about any type of property you have; condo, large home, anything.

What we’re finding is during the summer the larger homes are renting a little bit better just because there’s a lot of family reunions and so anyway a couple things to think about.

I’d love to help you whether you’re looking to buy or sell in Park City. Park City is just a great place I love Park city and its really a good time to be looking at buying or selling property.
