Oakley Utah Weber River Frontage

Hey you guys, I am in Oakley, Utah. This home came on the market just a little bit ago and had an open house today and I just have to show you a little bit. I have a lot of people ask about homes in Oakley on the Weber River; they want Weber river frontage.

This home has over 600 feet of Weber River frontage. The home is just over 5,000 square feet; four bedrooms, three and a half baths. The owners have done an amazing job they bought it in ’03 and they have gone through and just done some amazing things, and I won’t go through the home but I’ll do a link when I put this on my blog.

Wallsburg FSBO Home

I am at a home on Main Canyon Road (In Wallsburg) and it is for sale by owner, but you’ve got to check out this home if you’re looking to move into Wallsburg. This is a great home.

The home is just around 2,000 square feet above grade, 800 square feet basement. In the basement  it’s higher so the the window wells are higher, it’s very well lit, just natural light in the basement; it’s unfinished, you could probably get another bedroom, a bathroom, big living area in the basement.

Bonus Room Above Garage – 3 Challenges

Hey everyone Brian Olsen here. I am in Pleasant Grove at a new listing that is at 748 West 1116 North (PG). It’s a great location; this home is on a quiet street and it’s just a fantastic home.

A few things I want to just mention, well one thing I wanted to show you. The buyers, when they purchased this home, after they purchased it they took what was just a carport and they got a plan and they put in footing, foundation, everything that’s required and did a two-car garage oversized and then they did a bonus room.

Now three things that are always hard with the bonus room above the garage and this owner has done an exceptional job. You’ll love this when you come and see this home. One of the things is a transition; the owner took the garage and they made it an extra height in the garage and so there’s a transition going up into the bonus room. But versus being awkward or just not looking well they had these steps and it’s going up from the kitchen and just it really turned out nice.

So that’s one of the main things. The other thing is the exterior; the exterior is always tough to match the bonus room to the existing home, and you can look on my listing and see the outside. After they built this bonus room they redid all of the siding so it blends in perfectly.

Okay the third thing is in a bonus room is getting the temperature, to to be able to control the heating and cooling. What the owner did with this is they put a separate furnace and AC unit for this bonus room.

And so this bonus room is just awesome; you’ve got plenty of lighting and you’ve got LED can lights, you’ve got two fans; both of them have the lights on the fans, you’ve got two windows on this end, you’ve got another window on this end. And let me just show you these views here really quick, looking outside this window up in the mountains.

Solar Panel Savings

Hello, I’m at the home that I have listed on 1160 North 748 West and I want to talk about solar panels for a minute and just some advantages and the price or benefits of solar panels. 
But I want to give you a little background; this home, the sellers purchased this home and soon after they purchased it they did a remodel so the home had a carport here they put in this over sized garage and I’d love to talk to some more about the garage, it’s an awesome garage. But above the garage they did a bonus room. What they did in this bonus room is they added its own air conditioning unit and furnace. Then they put on a new roof, they took off the swamp cooler that was on the existing home, put in an air conditioning unit for the home and then put on a new roof. 
So clearly their power bill has increased because of the work that they did; the addition on the home and the addition of the furnace and the a/c. 
So anyway, a couple years ago they decided to get some solar panels. They got Vivint, there’s a lot of companies that have solar panels, they got a 20-year lease on some solar panels from Vivint, and I don’t know if you can see them; there’s some on this side of the home and then there’s some back up on this other side of this roof here. 
And Vivint, they pay it’s about $56 a month they make a payment for this 20-year lease for these solar panels to Vivint. And then what Rocky Mountain Power does is each month they adjust the power bill depending on how much was generated from the solar panels the previous month. Before they got these solar panels their power bill was at about $230 a month. Within just two or three months after getting the solar panels they were down to paying Rocky Mountain Power seventy dollars a month and Vivint that 56 dollars a month, so almost half of where they were at before they got the solar panels. 
Currently they’re paying $35 a month to Rocky Mountain Power, $55 or $56 to Vivint; so less than half. So the lease you can purchase or buy out the lease it’s at about $19,000 left in the lease. If you continue the lease, which is assumable, so if you are interested in this home get a hold of me. The solar panels, the lease is assumable, so you can just continue. 
The panels are owned by Vivint so they’ll take care of them and do any maintenance that you need on that. But you can clearly see that over the lifetime of these panels you are going to save some money, and typically on any home you’re going to save some money and then once you own the panels you’ll even be less without that $56 payment to Vivint.
