New Construction – French Drain, Curtain Drain, Foundation Drain

If there is any chance that you may have a high water table in wet years or that runoff may reach your home site, pay now before you start to build and get a good drain design and have it installed as you build your knew home.
After your home is built if you start dealing with water seepage issues it very well could cost you much more than if you installed a drainage system now, as you build your new home.
Water will take the path of least resistance whether flowing above ground or underground. The microscopic gap between your footing and foundation wall, then up between the slab isolation joint and into your basement may very well become that path of least resistance.
To help reduce and hopefully eliminate water problems a basic drainage system of a perforated pvc pipe in gravel below the basement slab should allow any water that gets close to your home to flow into the pipe, which should be directed away from the home or into a catch basin. Some areas may need to have the flow go into a sump tank which then pumps the water up and away from the home.

You can always spend additional money for such things as asphalt coating of the footing / foundation gap, additional drains under the slab that tie into the drain around the perimeter, floor drains, clean out access, interior perimeter drainage system and so on.

Mapleton Utah Over 70 Homes Currently For Sale

Hey everyone, I hope you’re having a great weekend! Just want to take a minute and share a few thoughts.

I’m in Mapleton again, I’ve talked about Mapleton before, I love Mapleton it is such a beautiful, beautiful town. I have friends here and clients but it’s not just because of them, it is a beautiful town. You could look over here and see the lake I mean it is just beautiful, I love it.

Anyway it’s a great place if you’re looking for real estate. I know people keep talking about low
inventories right now, in Mapleton there are 74 homes that are listed for sale and some of these are to be built homes but the majority are existing homes.

Mapleton in my mind was always if you were in Mapleton you probably had a larger parcel, that’s just what I always thought. Elkridge, Mapleton, kind of this this area, you had a larger parcel.

Out of those 74 homes over half, I think it’s 40 some are less than half an acre and so
Mapleton has changed at least my paradigm. You don’t have as many, I think it’s like 30 homes, no it was 25 homes are an acre or more so it’s changing a bit here in Mapleton.

I just wanted to share this view because I love it, it’s at the south end of Main Street you’ve got a great view of the lake.

If you’re interested in Mapleton give me a call. There are quite a few places for sale, it’s a great location. The other thing is that the perception has been that Mapleton is a long ways away it’s out back in the corner and you can’t get to anything, but you’re pretty close to Spanish Fork, to Springville and so it’s closer than what you think.

Mapleton Utah & Hobble Creek Canyon


Hi you guys, Brian Olsen here just wanting to say hi again.

Im in Mapleton, and just wanted to tell you a little bit about it!

Mapleton has seen a great recovery, back in 2007 the high median sold price of homes was around $405,000. By the end of last year it actually surpassed that with a median income of $430,000.

I love this view of the Mapleton City Offices and Spanish Fork Peak. Another amazing view is of Hobble Creek Canyon. If you follow this all the way you will come out on another beautiful town called Wallsburg!

I am in Mapleton again, I know I’ve talked about Mapleton before and I love Mapleton it’s a great, great location and just want to share some information with you. 
I just listed a home it’s here on Main Street, the south end of Main Street, which is a great location, Main Street, if you continue south it dead-ends down here there’s some biking trails and other things, but it’s a just a great location, you don’t get as much traffic on this it’s excellent. This home was built in 1992, the sellers are the one-time owner, the sellers built the home back in 1992, have been
here the whole time.
