Midway Dutch Canyon & Dutch Fields

Have you ever been to Midway, UT? I just want to share a little bit of information with you about an area of Midway well known as Dutch Fields.

Last fall they started building out at Dutch Canyons. (it’s just west of Dutch Fields) It’s a little bit higher elevation and is absolutely beautiful. There aren’t many parcels left in this area. 

Dutch Canyon is an HOA, Dutch Fields is an HOA, and a lot of people tell me that they don’t want to be in an HOA. However, what are some benefits of it?

Some HOA fees are higher than others. However, sometimes the lower priced HOA fees don’t give you as many benefits like this one does. This HOA here in Dutch Canyon includes a pond and a swimming pool, etc. 

HOAs often have conditions, covenants, and restrictions to keep the homes nice and that’s one of the biggest benefits of an HOA. People don’t want their home or their property to lose value due to someone not taking care of their yard. 

So a couple of things: some HOAs have a higher fee, but they take care of everything. They take care of your front lawn, back lawn, the trees, the shrubs…everything. Others will charge a little bit less and allow you to take care of a portion of your yard or all of your yard. However, if you start letting your lawn get too dry or you have a car on cinder blocks on your front lawn it may not be tolerated; there are some certain restrictions to keep the community looking nice. So HOAs in that aspect are a benefit to maintaining the value of your property and the overall feel of the neighborhood. 

Anyway, check it out! There are a variety of price ranges in this area. I have another client that’s looking at a property and it’s not on the higher end like the Dutch Fields and Dutch Canyon. 

Keep in mind that HOAs do have an impact on your loan-to-value ratio. So depending on what you’re looking to do there, that’ll have an impact.

Appraisals & Views

Hey, everyone, hope you’re having a great evening. I wanted to take a minute and just share some thoughts about some appraisal situations. I also wanted to share with you this view here. This is one of the best views you’ll ever see anywhere, I just love this. Could Midway, UT be any more beautiful?

A recent situation has urged me to share with you a couple things you need to know specifically as a buyer (somewhat as a seller) about appraisals.

As a buyer, you need to get the appraisal; the lender is going to order the appraisal, the appraisal will come in. You need to know that you have a right to that appraisal. There was a law passed in 2010; the Equal Credit Opportunity Act and that law said that the lender is obligated to give you, the buyer, a copy of the appraisal. And they’re supposed to give it to you promptly after they receive it or within three days of closing, whichever one is earlier.

Now why should you make sure you get that appraisal? You’re going through the lending process and need to make sure you have the correct value of that property. Look and review what the comparables were and what was used in some of the properties.

This is an instance where having a Realtor will become beneficial to you. Your realtor will start working with the seller’s agent because that agent is going to know the specific area. They’ll know what comparables they looked at when they originally priced the home. This is critical because sometimes you’ll get a comparable of a home that’s the same acreage, same square footage, but it may have been distressed or have a problem. The listing agent is probably going to know all of these details.

So make sure you get that appraisal! Your lender not only is obligated to give you the appraisal but any additional paperwork, any reviews…anything else that he’s using to get your loan put together or that the appraiser used to come up with the appraisal of the property.

It is critical that you know this! Take the opportunity to work with your lender, let him know as soon as the appraisal comes in: “Give me a copy of the appraisal. I want to review it, I want to make sure that I’m getting some good value in my property.”

Midway Mercantile – 5 Star Restaurant

Need to get out of the inversion? Get away to Midway. About 30 minutes up Provo canyon is the beautiful historic town of Midway, Utah; established with a large population of Swiss pioneers in 1859 is growing and with the city’s first stop light installed this past summer, a widened and almost finished Mitchie Lane and actually a decrease of almost 12% in the number of residential units sold through November 30th this year from last year.
The Ice Castles will be opening soon in Midway and the Midway City Ice Rink is open. 
Now for an update on the restaurant that will soon be open in the old Midway Mercantile building and will go by the same name, Midway Mercantile, Hearth to Table check out their website. Current plans are to be open by the end of January. I’m excited to have another option and the owners who moved here from St. Louis sound like they have had years of experience as restaurateurs.
In August (2017) I took a minute to meet the new owners and then walked through the Midway Mercantile building and videoed a short update on what was happening to this really cool building.

Wood Floors and Nail Caps

Hey everyone hope you’re having a great weekend. I was going to do a Facebook live out in this wind or at a home where I just showed some clients but it is so windy.

Anyway I wanted to share an experience while I was showing some homes in Midway today and one of the homes is Sunburst Ranch which is just a beautiful development, they’re doing a few more units there and so if you’re interested in Sunburst Ranch let me know.

But anyway we’re looking in this home and it’s wood floors, beautiful wood floors and this couple that I’m with, she starts telling about how when they got married they got a German Shepherd from her dad for their wedding gift. As a puppy it was fifty pounds, anyway as it gets growing bigger it would run to the door when somebody got there and just tear up this wood floor and the wife comes home one day and her husband is putting these covers on the dog’s toenails and I’ve never heard of that, she hadn’t heard of it, anyway it worked and they just raved about them. They’re called soft paws or toenail caps, anyway a number of different things.

So if you have a dog at home and you need to protect your wood floors you can get these covers, they come in different colors, anyway it sounds so cool!

Anyway I love dogs we just got a new Corgi and he’s not getting along really good with our Blue Heeler so I don’t know what we were thinking with that, but I love dogs I did a post a while ago about
doggy doors, so anyway I just wanted to share that with you I hope you have a
great weekend. If you have a dog it’s a house dog look for some toenail covers to protect your hardwood floors.

thing just real quick.

Wasatch Back Land Statistics

Good morning everyone hope you are doing great and having a wonderful weekend.

It was great to have a Memorial weekend and celebrate this country and our freedoms and everything last weekend, hope you had a great Memorial weekend.

Anyway I want to get back into some real estate and just give you some information. I am in Wasatch County, actually in Wallsburg, I’m on a client’s two acre parcel that he has for sale and just a gorgeous area. He’s got two acres here and then a back two acre parcel also, both of them buildable.

Wasatch County is just an incredible place. I know we hear a lot about the Wasatch Front, Lehi it was on the news that it’s the 11th fastest growing city in the United States. So the Wasatch
Front a lots happening but the Wasatch Back is also have a lot going on.

So let me just tell you a little bit really quick about some statistics here in Wasatch County which includes Wallsburg where I’m at right now. I had some clients from the East Coast that we’re asking me this week what’s happening and you know they’ve heard news about what’s happening in Utah.

Looking at properties in Wasatch County that have five acres or more in 2015 there were 31 parcels that sold and it was for a total volume value of 18.8 million. Last year there were 37 parcels five acres or greater that sold for a volume of 21.8 million.

So far this year we’ve had 14 parcels sell for a volume of 9.1 million. There’s 12 under contract so in the next 30 to 60 or 90 days those are you know probably likely to close the majority of them. Out of
those 12 six of them are a million dollars or more so within the next 60-90 days we could be at or surpassing last year’s volume with another four or five months left to go in the year.

So anyway, Wasatch County, Summit County is kind of a similar story but there’s a lot going on here if you have any interest give me a call, shoot me a message or a text. I’d love to help you find some property there’s a lot of property that is less than five acres for sale.

As I looked at these statistics as my friend was asking me what was happening here in Utah and development wise those are parcels that typically are going to be subdivided or developed.

Now here in Wallsburg these two two acre parcels are buildable but you’re not going to subdivide them. I do have 1500 acres up here on the mountain if you want a little bit bigger area and you can put probably you know one big nice home or a few you know 200-acre homes 160 acres and there’s a lot of other parcels here in Wallsburg as well as Heber, Midway, Kamas, well Kamas is Summit County that’s another story we’ll talk about that another time.

So anyway you guys have a great weekend and get into the Wasatch back it’s just beautiful about 10 to 15 degrees cooler usually too so it’s wonderful. I’m a little biased, but I love
it up here.
