RE Video, Video and More Video

I’m in Wallsburg and I have a crew here with me and we have been videoing. Video is so huge in real estate and I know I talk about this quite a bit, but it is amazing what is happening.

Cisco predicts that by 2021 video will make up 82% of all internet traffic. In 2016 video accounted for 73% of internet traffic.

Cord cutters generate twice as much internet traffic as those who still pay for regular TV (according to Cisco).

Most people think of Netflix and Amazon streaming video as well as many other options, however Facebook live, webinars, podcast video and vlogging, as well as video text are all on the increase – I’m sure I left out a lot of additional video options.

An couple of additional interesting stats are first that 85% of Facebook video is watched without sound and an estimated 50% of internet users look for videos related to a product or service before visiting a store.

FaceTime Home Buying

Hey everyone, as you can see from my title on this Facebook Live video, I am with a client of mine who purchased a home just recently and she never actually came to the home.

This is my good friend, Sandy Foster and she saw the home just through FaceTime. So I just want to ask her a couple questions and for anybody that might be outside of my work area, that is interested in buying a home, Sandy can tell you her experience.

So we were looking at homes and because you had come out the one time and we looked at a few, but then we just kept doing everything over the internet and we started doing FaceTime on the homes. How comfortable were you with just doing FaceTime to see the home and walk through the home?

It was a different experience, but it was something that was really comfortable because I was able to get my questions answered by you and doing it with FaceTime was almost like I was walking through the house. So I don’t know it didn’t seem odd at all, it was an easy thing to do, it was easier than flying over here and going through every house individually and I got an idea really quickly if it was something I wanted to continue to, you know, find out more information on or not.

And when I went through this one with you, I knew that this house was the one that I wanted. I just, you know, had a couple more questions about it. Anything I asked you, you answered and it was an easy experience, a very smooth experience.

It was pretty cool and I mean Sandy has been awesome to work with. You were concerned, in fact, you can see kind of the blue, there’s a blue paint to the walls and you were a little concerned. It turned out great, her furniture has turned out so, so good. Let me just show this furniture and anyway it’s turned out really good.

So anyway if you have any questions and like I say you’re outside of the Wasatch Front, the Wasatch back and you’re interested in real estate give me a call. Technology is awesome.

Yes, it was a great experience and I was not disappointed at all.

Perc Test Validity

Hey everyone! Hope you’re having a great day, hope you’re able to get outside! It is such a beautiful day!

I am up in the Timber Lakes development above Heber City in fact let me turn, I’ll be in the
shadow a little bit, but look at this view. I love Timber Lakes, it is such a gorgeous location.

What I want to talk to you about for a minute this afternoon is a percolation test or a perc test many people call it. A percolation test is essentially to determine the absorption rate or the permeability of the soil on your parcel, it’s for where you’re going to need a wastewater system.

So a contractor will get onto your soil, onto your property they’ll dig two or three test holes and then they put a certain quantity of water into those test holes. They watch and see how fast that’s absorbed and they get a percolation rate or a perc rate.

That information then is given to an engineer who designs your septic system, whether it’s just the the septic tank drain field or a specialized system and then you can take that information to the Health Department, at least here in Wasatch County goes to the health department you get approval there for your system and then take it for your building permit.

Now one thing that I learned, I thought that that perc test would expire after a certain amount of time it does not, it’s valid as long as you build your system based on those perc points, those percolation points.

So you take it to the engineer, he looks at the size of home you’re going to build; how many bedrooms, how many bathrooms, and the points of those tests and he determines the system. Now if you sell your property, if you change the size of your home or the location of your home on the property then it would not be valid any longer and you’d have to get a new test done.

So otherwise whether you use that perc test a week after you get it or ten years twenty years down the road or even if you sell your property a buyer can take that perc test and based on those points again as long as he’s putting his home in the location based on those points for the septic system the wastewater system they can use that.

So anyway if you have any questions let me know have some great contractors that can do the perc test for you that I’d love to refer you to.

I’m on a two, two-acre parcels that are in a twenty-acre zoning, but because these parcels were subdivided previous to 1965 they are grandfathered in to what the zoning was back in 1965.

So if you’re wondering if you can build on a parcel you need to do some investigation. Typically you’ll get with a title company and do some research on the property; when it was last deeded, when it was last subdivided, and if it was meeting the zoning requirements at the time that deeding took place.

So it’s a $100 to get with the county to get this verification done, if it was before 1965 that it was subdivided its almost always approved. As you get closer to 1970s and 80s it’ll just depend on what happened!

Park City Rental Investment

Hey you guys hope you’re having a great Saturday morning. I am in Park City. and just wanted to share a couple thoughts with you.

I’m at a client’s home and I love Park City. it’s such a great place and I have a number of clients that are looking for investment properties and so I want to share a couple things to think about as you’re looking for investment properties.

My clients home is a fairly large home and one of the things to think about is that various HOAs and places here in Park City.won’t allow overnight rentals, and so what are you looking for you’re looking to rent the property nightly or do you just want a long-term renter a couple things to think about that way.

The second thing is everybody knows that the ski season, Sundance Film Festival times, those you can rent about any type of property you have; condo, large home, anything.

What we’re finding is during the summer the larger homes are renting a little bit better just because there’s a lot of family reunions and so anyway a couple things to think about.

I’d love to help you whether you’re looking to buy or sell in Park City. Park City is just a great place I love Park city and its really a good time to be looking at buying or selling property.
