Parcel Of Record – Wasatch County

I’m up in Wasatch County today and lots of people want to know if certain parcels are what is called a parcel of record.
Wasatch County calls it a certificate of zoning verification and what it means is that you are able to build a home on the property.
I’m on a two, two-acre parcels that are in a twenty-acre zoning, but because these parcels were subdivided previous to 1965 they are grandfathered in to what the zoning was back in 1965.

So if you’re wondering if you can build on a parcel you need to do some investigation. Typically you’ll get with a title company and do some research on the property; when it was last deeded, when it was last subdivided, and if it was meeting the zoning requirements at the time that deeding took place.

So it’s a $100 to get with the county to get this verification done, if it was before 1965 that it was subdivided its almost always approved. As you get closer to 1970s and 80s it’ll just depend on what happened!
